Internet Rental Agreement And Security Refund

PAYMENT OF FEES: In advance is required. All fees must be in the form of pre-approved credit card. You are booked when you give your credit card/approval code is given. Please read rental refund policy.

YOUR FEES:  Your payment for the reservation, being number of nights+ cleaning fee(posted rates on cabin page)+10%tax+security of $250.

Contractor cleaning is done after departure. SECURITY: is refunded to the credit card used 30 days after your stay, providing the instructions have been observed and there are no damages. Contractor inspects after departure. Any damages will be repaired and come from security. Damages in excess of security is renters responsibility. These properties are privately owned. PAR/Owner is not responsible for loss or damage of Guests personal property or bodily injury/harm of any kind by any means whatsoever while at premises. Rental agreement security form is due before key code is given. CLEANING: fee per cabin size see rates on each cabin page. GARBAGE: instructions for pick up posted in cabin. UNIT CAR/CAPACITY: Guest agrees to posted person/car limit see cabin page, on premises any guest/car over the limit will result in removal of overage and or forfeiture of security.

INSTRUCTIONS: Must be shared with all renters guests. Read instructions and refund policy listed below, important for security refund. Instructions posted in cabin. Any questions or needs call 209.352.0161. BOOKING: Your booking# will be given with total when credit card is charged/email conformation. REFUND POLICY: Bookings and cleaning are NOT refunded. If cleaning required is above standard rate Contractor may charge excess. RESCHEDULE: If you cancel we are happy to reschedule your stay for up to a year. We reserve the right to place you in a cabin of equal value and/or if PAR needs to substitute for any reason. No sub-lease or re-assignment allowed. SECURITY: is refunded if cabin instructions are observed and no damages occur. RECEIPT: Keep this form. DAMAGES: Guest agrees that he/she is entirely responsible for any and all damages to the property or contents to the extent that such damage is caused by guest or members of rental group during rental term. Guests agree to obey all PAR rules, U.S. CA State, Tuolumne County Laws/ordinances. This represents the whole agreement, no other warranties, promises or conditions expressed or implied.

CABIN INSTRUCTIONS FOR SECURITY REFUND:

1   Leave cabin tidy and in good order/clean BBQ.*

2   Check in 4:00 PM/Check out 11:00 AM.

3   Leave cabin binder for next Guest.

4   Leave key in lock box/closed always, so you don’t loose it.

5   Lock all windows and doors upon every exit.

6   Turn off lights, any running appliances upon exit.

7   SEPTIC SYSTEM NO’S: too much paper, flushing objects,

     back to back showers/please space out showers.

8   Follow heating instructions on cabin page, gas/wood.

9   Remove ashes to ash can provided do not ground dump*

    *County Ordinance. Do not put wood/charcoal in gas BBQ’s.

10  Observe parking/people limits for each cabin on cabin page.

11  No trespassing on neighbors property or privacy, parking,         noise, play, hiking, biking, etc.

12  Be sure to remove all our own items, PAR not responsible.

13  Wood piles marked with posts/covered with tarp.

14  Return Shovel in winter to front door.

RENTERS RESPONSIBILITY: FOR SECURITY REFUND:

1   Call for key code information, if you do not receive email.

2   Damages to themselves, guests and premises.

3   Review/Inform all guests of rental rules to prevent damages.

4   Leave key in lock box always, use code to get key.

5   Read instructions posted on this form and in cabin binder.

6   Winter Day of arrival snow plow $40 from security, park out

     of way of County Snow Plow. (County Tow Ordinance).

7   Paper products, toilet paper 1 ply, paper towels, dish/laundry

    soap, trash bags, fire start safe logs, matches, flashlight.

8   Must bag your trash and put in cans, instructions in cabin.

9   Bring our own sheets, towels, toiletries, special cookware,

    charcoal, winter chains for snow driving safety.

10  NO SMOKING, NO PETS, NO FLUSHING OBJECTS.

11  NO outdoor fires, only exception BBQ’S.*

12  Do not leave minors unattended at cabin.

13  Keep wood covered in winter with tarp provided.

14  No eating in bedrooms/game rooms.
